What the central-Pennsylvania numbers look like

Every one of them beat the national benchmark, and four of them beat Philadelphia. Lancaster is the striking one: at $387,889 it is within a couple of thousand dollars of Philadelphia's typical value while growing at nearly twice the rate.

Buying as a Penn State Health physician

Hershey sits in Dauphin County, in the Harrisburg metro, where the typical value is $311,783. For an incoming attending that is a comfortable number against an attending income, and the $832,750 conforming limit is not remotely in play.

What usually matters more is the timing. The physician program can close up to 150 days before a start date on a signed employment contract, which covers the usual July academic start from a spring house hunt. How that works.

There is no Philadelphia-style city transfer tax here. The Commonwealth's 1% applies, and county Recorders of Deeds collect an additional local realty transfer tax whose rate varies by jurisdiction.
