Which Clinicians Can Use a Pennsylvania Physician Loan

Two different eligibility lists get confused constantly, and they point in opposite directions. One is about your degree. The other is about your specialty and your workplace.
Who can use the physician loan?
The program is built around degree rather than specialty. Eligible designations:
- MD and DO physicians
- DDS and DMD dentists
- DPM podiatrists
- OD optometrists
- PharmD pharmacists
- DVM veterinarians
- CRNA nurse anaesthetists
- Residents and fellows
Your specialty is irrelevant to the loan. A Pennsylvania orthopaedic surgeon, a dermatologist and a general paediatrician are the same applicant as far as the program is concerned.

Pennsylvania's Primary Care Loan Repayment Program works the other way round. It cares enormously about specialty and setting:

So a Pittsburgh cardiologist can use the loan and cannot use the repayment program. A Lancaster family physician at a community clinic may be able to use both. The repayment program's rules.
Residents and fellows
Eligible for the loan, which is unusual and genuinely useful in a state with as much graduate medical education as Pennsylvania. The relevant mechanics are the pre-start timing and the student-debt treatment rather than the income, which is modest at that stage.
What changes for a resident or fellow.
Dentists
DDS and DMD are eligible for the loan on the same footing as physicians. And unlike some states, Pennsylvania's loan repayment program also pays dentists the same maximum as physicians: up to $80,000 full-time, against the $48,000 other disciplines receive.

What about the employment contract?
If you are closing before your start date, the contract carries weight. It must show your start date, which can be no more than 150 days after the note date, and salary or compensation details covering at least a twelve-month period.
Contingencies in the contract are limited. They may cover only your receipt of your medical licence, or normal administrative requirements such as background checks, drug testing and fingerprinting. A contract contingent on anything else is a problem. The detail.
One thing to be clear about
This is a lender portfolio program, not agency financing. The guideline set is the lender's own, which is exactly why it can treat student debt and start dates differently from Fannie Mae's rules. Program terms are set by the lender and change.
