Dentists are frequently an afterthought on physician-loan pages. In Pennsylvania they have a better position than in most states, on both the loan and the state program.

The loan side

DDS and DMD sit in the eligible-degree list alongside MD, DO, DPM, OD, PharmD, DVM and CRNA. There is no reduced tier for dentists and no separate overlay we are aware of in the guideline set.

So the whole structure is available: up to 100% financing with no PMI, five-percent-down options, loan amounts to $2M, student debt on your documented income-driven payment rather than 1% of the balance, and closing up to 150 days before a start date on a signed contract.

For a dentist buying into or starting a practice, the student-debt treatment is usually the one that matters. Dental school debt is comparable to medical school debt and the formulas hit it the same way.

★ The state program treats you equally

This is the part worth knowing. Pennsylvania's Primary Care Loan Repayment Program puts dentists in the top award tier:

A general dentist and an MD get the same maximum. That is not how every state does it, and it means a Pennsylvania dentist in a qualifying setting has access to the same money as a physician colleague.

What has to be true

The same conditions as for physicians, and they are restrictive. The RFA covers general dentists specifically, so a specialist practice is a question to confirm with the program administrator rather than assume.

Beyond that: employment at an LRP-approved outpatient practice site that is either in a federally designated shortage area or serving a minimum of 30% low-income patients; US citizen or national; graduate of an accredited US program; licensed in Pennsylvania; and currently practising at that site at the time of application.

The service commitment

Full-time means 36 to 40 hours a week over 48 weeks a year, across at least three days, with a minimum of 32 hours of direct patient care at the approved site. Half-time is a minimum of 20 hours with at least 16 hours direct.

For a dentist in a community health setting those numbers are ordinary. For someone splitting time across multiple private locations, the "approved site" requirement is the thing to check first. Full eligibility.

★ Protect the eligibility before you refinance

Dental school debt gets refinanced often, and the Pennsylvania rule is unforgiving. A qualifying loan consolidated or refinanced with ineligible debt will not be repaid, and loans consolidated with a spouse's or parent's loans are ineligible outright.

Up to $80,000 turns on not doing that. And since the physician loan already uses your documented payment, there is usually no mortgage reason to. The detail.

Where Pennsylvania dentists are buying

The market is forgiving. Philadelphia's typical value was $389,524, Pittsburgh's $232,122, Lancaster's $387,889, and 33 of 34 metros rose over the year.

The one thing to budget for is the transfer tax, which the loan does not cover: 4.578% in Philadelphia, the Commonwealth's 1% plus a local rate elsewhere. The figures.
